Skanska secures prime site for €115 million project

Skanska has purchased the Tegelbruket 4 property in central Stockholm from Region Stockholm for 1.3 billion kronor (€115 million). The acquisition gives Skanska control of the former S:t Erik’s Eye Hospital site, which will be redeveloped into two residential blocks with accompanying commercial and office facilities.

The project will add around 240 new apartments to Kungsholmen’s housing stock. Skanska also plans a 6,200-square-meter office complex facing Flemminggatan, alongside approximately 1,500 square meters of ground-level retail and dining space.

Two existing structures will be integrated into the new neighborhood. A Flemminggatan building currently housing healthcare facilities will remain operational. Additionally, a preserved 19th-century fire station will serve as a construction showcase during the development phase.

The design prioritizes compatibility with surrounding architecture. Public squares and green spaces will be incorporated to enhance biodiversity in the area.

Site preparation will begin imminently, with primary construction commencing in the fourth quarter of 2026. Skanska expects final delivery by 2032.

The transaction strengthens Skanska’s portfolio in central Stockholm’s real estate market. The redevelopment transforms an underutilized institutional site into a multi-functional urban neighborhood.
